Project Summary

Background

Mark Haven has requested that Team Hawkeye design a two-car, two-story garage or carport addition to his residence in Munds Park, Arizona. Mr. Haven’s residence is a pre manufactured home located on his approximately 6500 square foot property. The residence does not currently have a garage. The existing driveway serves as parking for Mr. Haven’s vehicles: two trucks and a small snowplow. The proposed location of the garage addition is on the north side of the residence, along the existing driveway and facing Trout Creek Road (the street north to the lot).

Design Constraints

The garage must be designed within a 5 foot setback from the west property line, and a 20 foot setback from the front property line. Given the location of the client’s house on the property, there is limited space for the design. The client required the garage to be attached to the existing house, and to have a second story for photography and for storage. It is also required that we not change the existing landscapes (particularly the trees located in the north lawn). Another constraint was that the garage must be designed to meet all structural standards required by Coconino County. The garage must to have room to add a small elevator to the inside, as well as a staircase for emergency exit requirements.

Tasks and Services

Surveying and Site Investigation

The property was surveyed: to establish the boundaries of the lot, the exact of location of the driveway relative to the house, location of the nearby trees, and to ensure that the setback is correctly positioned.

Structural Design

After the architechural plans of the final design are created, every structural member is analyzed and sized for structural intergrity.

Drafting Services

The team drafted construction documents for the final design: a site plan, the floor plan, roof framing plan, wall framing plan, floor framing plan, and schedule.


Technical Work

Design Alternatives

The team offered the client three different architectural designs for the garage. The designs below show the exiting home on the right, the drive way in gray, and the proposed garage on the right. The client then approved which aspects of each design he prefered. The team created a final design based on the feedback from the client.

Design Alternative 1

This design offers the most space on the second floor, includes an outside staircase, with a hip roof. The most simple to design and construct.

Design Alternative 2

This design offers a shaded front deck, a single pitch roof, and room the 2x3 vaccum elevator.

Design Alternative 3

The second floor has a hexagonal shaped room with windows on every wall. However, there isn't room for an elevator. This design was preferred by the client, but requested more space to accomodate an elevator.

  • After presenting the design alternatives, the client approved which aspects of each design he prefered. The team created a composite design based on the feedback from the client.
  • The final design does not have the space for an interior staircase. Therefore, an exterior staircase required by IBC 2012 as an emergency exit.
  • There is room for a 2x3 elevator (to be designed by others)
  • Gable roof offers simple design and construction
